The site covers approximately 7.5 hectares and sits on the north-eastern edge of Hockley, adjacent to the existing built-up area. It is bordered by homes to the south-west, woodland to the north, and Greensward Lane (with more homes) to the east and south-east.
The site itself is mostly open and includes some paddocks and stables used for light grazing. Bus stops are within easy walking distance on Greensward Lane, providing regular services to nearby towns. Hockley town centre is a 15 minute walk, with all other facilities closer to the site. This means the site is well-connected and offers alternatives to car travel.
To the north lies Beckney Wood, a local wildlife site that includes ancient woodland and public footpaths. There are no public paths crossing the site itself, nor direct links into the woodland.
Hockley is one of the main towns in the district and has been identified by the council as a suitable place for new housing.
